9 Ngaroma Road, Epsom, Auckland, 1023, New Zealand

Basking in the sun, I sit on the front veranda, writing the script, while I listen to the birdsong and the echoes of a hanging chime above. This experience is pure nostalgic bliss.

I can only imagine who sat on this porch 100 years ago, perhaps in a rocking chair, reminiscing about their day.

As I cast my eyes out to the carriage driveway, I’m captivated by the double gated entry framed by a volcanic rock wall. It adds a touch of glamour to the house, just like the mature magnolia trees, box hedges, and roses.

This iconic home boasts a spacious 1,428 sqm section with a gentle contour. It is among some of Epsom’s finest residential properties and offers easy access to Cornwall Park, just a short walk away.

The house has undergone extensive renovations, including rewiring, plumbing, and insulation from top to bottom. It features central heating, a modern functional kitchen, and beautifully tiled bathrooms. For added security, CC TV surveillance has been installed, along with a two-way heat pump in the wine cellar, which can also serve as an additional bedroom if needed.

The charm of yesteryear has been meticulously preserved. The decorative ceilings are proudly displayed, while the solid wood doors and architraves stand as prominent features. Built-in bookshelves and decorative lighting hang from the impressive 4.1-meter stud height.

Among the variety of large trees on the rear boundary, my personal favourites are 1 of 3 mature avocado tree. This magnificent tree not only provides protection from the south wind but also produces an abundance of fruit. The owner shared that every year, the neighbourhood enjoys a plentiful harvest, with some avocados weighing up to half a kilo.
